Borrowers

Trim Capital Management is pleased to provide borrowers short to medium term funding for their business needs.

Loans are secured by first mortgages over residential real estate assets. We may also accept commercial property and agricultural land, or second ranked mortgages, in major Australian metropolitan capital cities.

We typically lend up to $5m with a loan to valuation ratio of up to 70%. We may also lend outside of these amounts in certain cases.

Eligible borrowers

We serve business borrowers who may not conform to the credit underwriting and serviceability requirements of major Australian banks.

Our borrowers have assets to provide security for their loans, although may not typically demonstrate regular cashflow in a structure which is computable to traditional lenders’ rigid processes.

Loan features

We offer loans secured by real property, predominantly Australian residential property. We may also accept commercial security such as retail, office, industrial or agricultural properties.

The loans feature repayment of principal and accumulated interest together at maturity and are typically under 24 months in tenor.

Loans are approved for business purposes only. We do not lend for construction or development financing at this stage.
